A broken lease is one of the worst items that may appear on your credit score. Every day we hear from individuals who are searching for apartment homes but imply that they are looking for an apartment that will not check their credit. Their second request is that the apartment home is nice. This may mean many things but we will get to that later. Whenever one of our real estate agents hears this they realize that several issues are at play.
The future renter has either a bankruptcy on their credit, a broken lease, or is extremely high in debt and has creditors attempting to collect monies from them. What can be done to secure a place with one of these items on one’s credit?
If you are searching for an easy answer to this one, it really does not exist, however we can give you some advice and possibly lead you in the right direction.
Apartment communities that will not check one’s credit usually can be described in short detail. First off, the apartment community most likely will be run down, the apartment homes will contain several maintenance issues, and the community renters will have poor credit and most likely not be the types of people you want to associate with. It is not a great place to come home. We have attempted to place many people with broken leases in the past. We have not had much success at all. The main response we hear are that they apartment community is not nice and that the client would never ever consider living there.
First off, any apartment community that is well managed and boasts newer amenities and features will check credit. They realize that people with poor credit will not treat their apartment home with respect. When a renter “breaks” their lease and moves out early, it costs the apartment community hefty sums of money. They must bring the apartment home back to shape.
If items are damaged or destroyed these must be repaired.
The apartment community also loses out on future rent that the tenant promised to pay.
Renters who have broken their lease in the past are most likely to break their leases in the present and future. However, if you really want to find a place that will not check your credit, try renting from a private homeowner. Many will not check your credit. They will simply ask for first and last month’s rent. That is one disadvantage from renting from a private landlord. Public apartment homes will usually ask for a few hundred dollars for a deposit.
You can find private Katy apartment rentals on Craigslist and other places private rentals would be listed. Try and pay off the remainder of your broken lease if you have one. This will allow you to continue renting once again.
