What is home staging? Home staging is a process in which a seller of a home changes the rooms in his or her home to appeal more to buyers. We all enjoy turning our homes into our own spaces, but buyers rarely share our same passion for bright colors or family memorabilia. When you stage a home, you must look at your interior decorating from a buyer's viewpoint. Most want a home that is move-in ready and not going to require a lot of work.
Your Home Should be Inviting
Exterior/Curb Appeal: When discussing curb appeal, you must make sure your trim is painted and not chipping. Apply a new coat of stain to any decks, sheds or porches. Remove weeds from flowerbeds and make sure you keep your lawn mowed. New mulch around trees and in gardens draws the eye. Make sure your exterior lighting works properly. Studies show that red front doors draw buyer's attention more than any other color.
Remove Clutter: Go through every room in your home and package any personal items. An excessive amount of knick-knacks, paintings, books or photographs can make rooms seem smaller and less appealing. You should leave some furniture in all rooms, but items left out on your tables should be kept to a minimum. Candles and bowls of potpourri are good items to keep out.
Clean Your Home of Every Last Bit of Dust
The first step to staging your home is to make sure your home shines. Whether you live in it still or not, you need to keep it clean at all times so that a potential home buyer dropping by unannounced will not catch you off guard. You can either devote hours to deep cleaning, or you can hire a professional cleaning service to come by and scrub every part of your house.
If the house is even just a few years old, you probably have some aspect of it that needs to be fixed or replaced. Whether it is a slow-draining sink, a stained carpet, or a leaky faucet, you need to fix it. You may have learned to live with it, but a home buyer will not want to move into a home and have to fix things right away. This could ultimately mean the difference between a person buying your home or someone else's, so put this item on your to-do list right away.
While time consuming, home staging attracts buyers, gain a higher selling price for your home and sell more quickly. Before putting your house up for sale, spend some time getting your house in order.
