It is important to consider a number of different things when you are trying to make a decision whether or not to acquire a home warranty. Sit down and do the math, to begin with. How much would it actually cost to repair some of the key systems in your home, if they were to break down? Factor in systems like your heating and air conditioning, which could cost well over a thousand dollars to repair. Next, think about items like a hot water heater that could also run several hundred dollars. After you factor in how much it would cost to replace these items, compare that to the quantity of money you are going to have to invest in the annual premium and the fees for a service call. Comparing these figures will help you conclude whether or not it is worth the money to get the home warranty.

Remember that that even when your home is brand new, things can go wrong. Appliances break down and systems fail. If you have just spent a fortune on your new home, the last thing you want is to spend more money on costly repairs. A home warranty gives you peace of mind provided you have the right one. This type of insurance protects against some of the mishaps which can and do happen in new and mature homes alike. Here are some tips on home warranties.

When you buy a newer home, a builder warranty will oftentimes be available for purchase or come included in the price of the property. Many states have a law that requires builders to provide at least a basic warranty on the structure. However, most of these warranties may only cover the appliances and systems in your home for a year or two, if at all, with most of the protection aimed towards structural deficiencies, should they occur. If your builder completes the neighborhood project and moves on, you may also find it difficult to make a claim. The cost of builders' home warranties - even if these are provided by a third party - will usually be included in the cost of your home. Individual third-party home warranty policies are also widely obtainable. These are warranties which you purchase privately. Although they may cost a few hundred dollars a year, the expense may be well worth it, depending on the cost of the repairs needed to your home. Third-party home warranty policies usually last for ten years, and may cover a range of items.

Choosing a home warranty should depend upon the stipulations in the policy. Study all of the small print before you commit to the contract. Question the warranty company on the extent of the coverage and what you can expect should the need for services arise. Most companies want you to contact them when you have a problem with your home. Then, the warranty company will send out a licensed service provider for a service call. You will have to pay for the service call, but this is usually under one hundred dollars. You need to check the policy you are considering, however, to understand which systems and appliances will be covered. You also need to make sure that you do maintenance and avoid anything that could make your warranty void.
